Another great way to find the value of your house is to look at similar properties nearby. Recent sales of similar properties in your local area can give you a great estimate on how much your property is worth.

On Zump tap on any property and you'll see the last sold date and price. Rightmove and Zoopla will also show you comparable properties on the market and those that have been recently sold. Rightmove also provide a market trends report giving you an overview of the number of sold properties and average value paid.

For more data on the wider market trends Halifax and Nationwide both produce monthly housing reports. These offer great insight on the housing market and will help you know when's a good time to sell.

Nothing beats an in-person valuation, or does it?

You've done your research, you know it's a good time to sell and you've got a good idea of what your home is worth.

The traditional way to get it on the market is to look through estate agents and have several around to conduct their own valuations. This will be the price you go to market with but not all estate agents valuations will be the same. Check out this article on how estate agencies operate and why you may receive different results. Because you've done your research you'll know which ones are accurate.

You'll then need to go through the normal hassles of choosing one. Because you've done your research you'll know which agents have given you accurate values.

Then you'll need to sign contracts, get photoshoots organised, and floor plans created before you're finally on the market.

However, in an age where almost everyone has access to high quality videos, do you actually need some to come around and do the valuation? At Zump, we know you don't.

It's easier, faster, and cheaper for all parties to have a video call or for you to do your own video show round or photo tour. Upload these to Zump and our property advisors will give you a verified valuation.
